    Sometimes it's hard to know where to start! Although you may have an idea of how you'd like to price your home, Julia will analyze data from past sales and current listings that are comparable to your property to ensure it sells easily.

  • Professional photographs of interior & exterior of your home.

    Julia will hire a fantastic local photographer to capture the beauty and uniqueness of your home so buyers will love it as much as you do. 

  • 3D interactive walk-through for buyers to browse online.

    Century 21 Kootenay Homes agents have access to a nifty little machine called a Matterport© which will create a 3D scan of the interior of your home. The file is uploaded with the listing so buyers can see the inside of your home before visiting in person. This gives potential buyers an idea of the layout of the home which can sometimes be hard to discern in photos.

  • Eye-catching social media marketing video.

    Julia is magic in front of the camera! She will highlight all the best features of your home in a promo video that will be shared on her socials, as well as the Century 21 Kootenay Homes social media pages.

2 - Your REALTOR® will contact the listing agent on your behalf, book your visit, and walk you through the property.]

FYI:  You must be accompanied by an agent in order to enter a property that is on the market. 

"What happens if I contact the listing agent directly through realtor.ca?"

The listing agent may show you the property, but will ultimately refer you to another agent in their office if a you want to submit an offer. The listing agent is representing the seller, therefore they cannot represent you as well. You may end up with an agent that doesn't tick all your boxes, so it's best to find an agent you click with before starting to visit listings. 

 

In some senses, you can think of a REALTOR® like a lawyer…

 

  • We are regulated by professional and provincial bodies.
  • We simplify technical jargon and paperwork.
  • We advise and guide you in all things real estate, but ultimately we must follow your lawful instructions.
  • Our duty is to put your interests above our own and everyone else’s.
  • Your private info stays private with us.

  • Lawyer or notary fees and expenses.
  • Real estate commission.
  • Costs associated with discharging or porting a mortgage.

Buyers:

  • Lawyer or notary fees and expenses.
